Professionals Stirling Clark was established in Forrestfield in 1983 and out of approximately 40 Professionals offices in Western Australia we have been awarded the Top Metropolitan Real Estate Office 18 times. SERVICES
Leasing
Professionals Stirling Clark have a full-time Leasing Consultant dedicated to finding and securing the perfect tenant for your property. Focusing on conducting home opens and booking regular property viewings the minute a prospective tenant expresses interest in your property. Once inspected we then thoroughly process applications and all tenancy background and database checks.

We are constantly reviewing ways we can improve the quality of our tenants by analysing our processes. Briefly outlined below are steps that we currently take when processing a tenancy application:
Verify Identity - All applicants must provide 100 points of identification.

Affordability Check - The applicants’ ability to comfortably service the commitment of the rental payments is checked using confirmation of income, providing payslips or proof of income. The status of their employment, job security and length of service is considered as well. This is also verbally confirmed with the employer.
​
Reference Checks - We contact the applications previous landlord/agent and enquire about their full experience with the applicant including inspection and payment history. We then perform a search on the TICA and National Tenancy Database to ensure that the applicant has had no previous records.
​
Pets - If pets are considered, we also require information from the prospective tenant about the animal/s. How many there are, the breed and age are all presented to you as part of the application for consideration. If a Pet has been approved to live at the property, a $260 Pet Bond is also taken. It is a condition that carpet cleaning and a flea treatment be carried out on the property at the end of each tenancy where pets have resided at the home.

The processing of applications is not taken lightly and we always double-check all documentation prior to presenting candidates to you along with our recommendation. Rest assured you have complete control over choosing the right tenant for your property.

Once approved and the lease agreement has been executed the equivalent of four (4) weeks rent is payable by the tenant prior to moving in, along with the 2 weeks rent paid upfront. Tenants are requested to stay ahead in rent repayments throughout the tenancy.
The bond & additional pet bond if applicable is lodged and held as Security Deposit (Bond) with Bond Administrator for the duration of the tenancy.
Tips for preparing your property for lease:

Please have 2 full sets of keys cut for the property including window & security door keys (1 set for our office to attain & another ready for the new tenants). If you cannot provide 2 sets, we can get additional keys cut on your behalf.

Supply Alarm Codes, FOB's, and Remotes. Keep any useful instruction manuals for the property in a kitchen drawer or pantry.

Remove all furniture, household items & rubbish from the property.

Ensure the gardens have been maintained. Test all reticulation and supply hoses; you must supply means for tenants to upkeep lawns & gardens.

Attain a compliance certificate for smoke alarms & RCD's, supply a copy to your Property Manager. It is a legal requirement for your property to be compliant.

Thoroughly check all gas, plumbing & electrical is in good working order.

Have any air conditioning, heating or cooling systems serviced prior to letting.
-
If your property has a pool or spa, ensure all of the equipment & fencing is intact & in good working order.
Property Management
Ingoing & Outgoing Property Condition Report
At the commencement of each tenancy, your assigned Property Manager prepares a detailed report of the property. This is the document we use to compare the condition of the property at the end of the tenancy and keep the tenant accountable for any damage above general expected wear and tear. This is referred to as the final bond inspection, which is completed at the end of the lease prior to the security bond being released. If you wish to attend your property in between tenancies you are welcome to but will need to inform your Property Manager in advance.
Routine Inspections
Professionals Stirling Clark routine inspections are every 3 months (4 per year is the maximum under the Residential Tenancies Act). We will provide you with a detailed inspection report and photographs to your email as soon as completed.

Maintenance
We understand the importance of keeping your property maintained to a high standard! Our team will report and seek your authorisation prior to arranging any non-urgent repairs to your property. You may wish to advise us of your preferred contractors for your property maintenance, and many owners prefer to handle their own maintenance, in this case, we will arrange access for you or your contractor with the tenant. Please note all URGENT and after-hours repairs will be arranged immediately as per the Residential Tenancies Act.
Legislation
We are committed to ensuring our landlords are kept informed of property compliance legislation, including Smoke Alarms, RCD’s and minimum security requirements. Any changes to legislative requirements regarding your investment property will be communicated to you as well as your ongoing responsibilities as a landlord. Safety for tenants and minimising liability to you is our top priority.
Rent Collection & Arrears Management
Our Property Managers follow a strict, zero-tolerance procedure for late rental payments. Our policies are actioned promptly to ensure that defaulting tenants are attended to immediately.

Disbursements & Income
Professionals Stirling Clark has the ability to pay and monitor all outgoings for your investment including Council Rates, Water Rates, and Body Corporate levies, Maintenance invoices, and alike, all of which will be outlined on your monthly statement. We will deposit your rental income into your nominated bank account on the first business day of each month. You can also opt for an additional mid-month payment which is processed on the first business day after the 15th of each month if this suits you better.
You will receive a detailed statement to your email with copies of all invoices paid on your behalf.
Should you require one, you will also receive an end of financial year statement detailing all your in/outgoings in one simple report for ease of taxation purposes.
